Why we Charge a Finding Fee
Buyer Agency allows the Agent whom you are working with to be your representative
and to put your interests above all others. In order for us to be a 100 % on Your side,
we must receive our compensation from You.
If our fees came from the owner's agent (by sharing his/her fee),
prices on the market, we do not ask for, nor accept any compensation from other real

Instruction Fee
€ 200 Includes: property search on your behalf, organizing viewings, and up to three
viewing times with us with no obligation to rent or purchase a property.
This amount is deductible from our final buyer agency fee. It is payable before we
start working for you!
Buyer Agency Fee - payable on completion of contracts
2.5 % of the purchase price or 10 % of the first years rent.
Discount (ICSB & GGIS families): 2 % of the purchase price or one month's rent.
Assistance in purchasing or renting a home not introduced to you by Budapest
Property Finder
(negotiating, price advice, preparing or monitoring contracting, etc.) Payable on
completion of contracts
50 % of buyer agency fee mentioned above.
These fees do not apply if you purchase or rent a home that is listed with us by the
owner.
In cases of such properties, we are compensated by the owner and we show you
these properties free of charge. We always mark properties that are listed by us on the
property offer list we send our clients.
PROPERTY SALE and RENTAL (For Owners)
Success Fee - payable on completion of contracts
3% of agreed sales price
or
10% of the first year's rent
PROPERTY VIEWING
Should you need to view several properties at a time with a real estate expert...
(a recommended procedure saving you time and helping you make a safer decision)
without a buyer agency contract with us. You can hire us for this service even if you are
getting ready to view the offers of a different agency, or if you just want to get familiar
with the market before you make up your mind.
€ 200
If, as a result of your viewing trips, you purchase or rent a property through our agency,
we will deduct this amount from our final buyer agency fee. It is payable before we start
working for you.
PROPERTY APPRAISAL
Property value estimate and advice: free with any of our other services above
Written Real Estate Value Appraisal Report: € 200 per property.
Evaluation reports are prepared in English or in Hungarian, and are created by a
certified appraiser.
PROPERTY TECHNICAL INSPECTION REPORT (Buyers)
Real Estate Technical Inspection Report: € 200 per property.
Inspection reports are prepared in English or in Hungarian, and are created by an
architect.
