Where to live in Budapest?  

Neighborhood

- Students and single business people
prefer renting inner city apartments, in
clean and safe neighborhoods, near
better restaurants, shops and public
transformation.
- Hungarian families rent very rarely, for
short transitional periods.
- Expatriate families prefer renting a
house with a garden, in nice and clean,
green and quiet neighborhoods of the
Buda side, not too far from international
schools.

Renting a Home in Hungary

Before moving into leased housing, you will sign a tenancy agreement with the
landlord. At the time of signing the contract, you will be required to pay the equivalent of
two or three month's rent as
security deposit, plus one month's rent up front (as first
month's rent). Do not rush to sign the paper if you are not sure what it says in every
detail. If you hired a professional who provides assistance on your behalf, expect them
to write up your tenancy agreement in
two languages, containing details that will clarify
issues ahead of time. Our
services would include this.

Typically, the
utility fees and in the cases of apartment, monthly house maintenance
fees are not included in your tenancy agreement. You pay these in addition to your rent.

There are no
special security concerns you should be aware of in regards to your
choice of neighborhood in the areas recommended on this site. Your apartment or
house, however, should be equipped with suitable door locks and security alarm.

  • Frequency (Hz): 50
  • Appliances from the US (110 volts/60 Hz) need step-down transformers.
  • Plug shape: standard European two-pinned type

Good to know
When searching for a home in Budapest, it is useful to know that an 'American kitchen'
is an open kitchen, with no door or wall separating it from the rest of the dwelling. An
'equipped kitchen' includes at least a cooker (stove) and a fridge. Nicer homes have a
dishwasher. Number of rooms or room count in listings usually include bedrooms
and
living rooms
, in case otherwise stated.

Singles:
Centrally located districts such
as districts 5, 6, parts of 7 and
13 in Pest, central 11 in Buda.

Families:





The more traditional districts for
expatriates are the "central" 12
and 2. These areas are
therefore the most expensive
and in my opinion, not as
comfortable for daily commuting
due to their older structure,
farther-away location from
highways, airport and shopping
centers, and heavy rush-hour
traffic.
